Reviving a derelict riding school site with nine contemporary homes

On behalf of VFUND, MJP Planning secured permission for the transformation of the long-derelict Queen Elizabeth Riding School site in Chingford. The scheme replaces unsafe, deteriorated buildings with a sensitively designed part-three, part-four storey block of seven flats alongside two family houses, all set within a landscaped setting that strengthens the character of the newly designated Chingford Station Road Conservation Area. The proposals deliver new homes that optimise a small brownfield site, including a wheelchair-accessible unit, high-quality amenity space, cycle parking and SuDS-led landscaping. Working closely with Waltham Forest officers and stakeholders, the application carefully balanced heritage sensitivities with housing delivery, ensuring the site could make a positive contribution to both the local streetscape and the wider housing needs of the borough.
