Reimagining a constrained backland site with eight contemporary homes

An application was approved to redevelop 71 Lewisham Way, replacing a low-grade garage use with eight high-quality new homes. While the scheme involved the loss of employment land, Lewisham’s significant housing delivery shortfall and lack of a five-year housing land supply engaged the NPPF tilted balance, giving enhanced weight to residential delivery. The proposals combined a street-facing block, central family house and mews-style rear dwellings, designed in pale brick with green roofs and generous amenity space, optimising a small brownfield site in a highly sustainable location close to New Cross Station.
