Student housing-led regeneration on the Limehouse Cut
This pre-application explored the redevelopment of a site in Limehouse to deliver a new part seven, six and five storey building, providing 212 student rooms alongside ground floor retail and incubator maker-space. The scheme sought to transform an underutilised canalside office site within the Limehouse Cut Conservation Area, activating the waterside with new public realm and commercial uses while introducing much-needed student accommodation. Extensive marketing evidence demonstrated the lack of demand for the existing employment floorspace, supporting the shift to a more viable use. The proposal aimed to optimise the site’s capacity in line with London Plan policy for sustainable intensification.
